The Brief
Wall cracks and chimney risks in a historic Rozelle terrace
Constructed in the late 1800s, this Victorian terrace house sits at the end of a long row on a quiet Rozelle street. The property is a classic example of the era’s architecture, and its striking gable end wall has stood for well over a century. As part of our end terrace wall repair, we were called in to assess serious structural issues that had developed over time.
A large crack had formed from the bottom of the end wall to the top, compromising both the brick wall and the stability of the chimney. Left untreated, the gable end risked collapse. According to neighbours, the exterior wall and flank wall hadn’t been maintained in more than 50 years, and age, weather exposure and possible damp had taken a toll.
The Challenge
Unstable terrace wall caused by reactive clay soil and ageing foundations
Our inspection of the terrace revealed that the foundations beneath the internal walls and interior wall towards the rear were shallow and built on reactive clay soil. This type of soil is prone to shifting as moisture levels change, which can cause major structural movement. Over time, this had contributed to the wall cracking and left the chimney and party wall unstable.
Our surveyor identified degraded mortar, aged cement, and failing cement render across both internal and external surfaces. These issues had significantly weakened the original plaster and plasterboard, making further deterioration likely without immediate intervention. As experienced builders, we recognised the signs common in older homes requiring structural renovation—a challenge familiar across many home improvement projects.
Our Solution
Specialist wall repair using structural rods and Geopoly resin injection
We took a bottom-to-top approach to this project starting with foundations under the terrace. By injecting Geopoly resin into the reactive clay soil, we were able to stabilise the ground and keep it from expanding and contracting any further. By doing so, we cut off the possibility of any new wall cracks .
To repair the primary wall crack from bottom to top , we installed our specialist structural steel rods to literally stitch the crack back together and restabilise the entire wall. To refill the gaps brought about by age and damage, we utilised structural grout.The wall head, chimney and lead flashing were also repaired during the process. For a beautiful finish, all loose render was removed and replaced with brand new render and re-painted.

A stronger terrace wall ready for the future—restored with Bunnings-grade repair expertise
The end terrace wall now has a fresh, restored appearance that blends the charm of its original Victorian design with modern stability. More importantly, the large crack that once threatened the structure has been professionally repaired.
The building is now structurally sound for the first time in over 50 years. With the wall, chimney and gable stabilised and refinished, this terrace home can safely continue serving as a residence for decades to come.
