Sinking Brick Piers Stabilised and Living Room Floor Restored

The Brief

This 30-year-old brick veneer home in Kings Park, Sydney, was facing significant structural issues. The homeowner had noticed large cracks forming in the walls and a visibly uneven floor in the main living room.

Several years earlier, the homeowner had turned to a “jack-and-pack” service, hoping for a quick fix. However, this temporary solution failed to address the root cause, and the problem returned, worse than before. By the time the homeowner contacted Buildfix, the living room floor had sunk by 40mm in the centre, causing further cracks and instability.

Frustrated by the ongoing issues and eager to avoid invasive, costly repairs, the homeowner sought a permanent solution that wouldn’t require dismantling the floors or forcing him to leave his home—a place he had shared with his late wife for decades.

The Challenge

The primary issue lay beneath the home’s living room, where brick piers supported by pad footings had sunk significantly due to unstable soil. While the previous jack-and-pack attempt temporarily propped up the piers, it was a “band-aid” solution that didn’t address the underlying soil instability.

The homeowner feared he would have to remove the carpet, lift the floors, and replace the piers entirely—an invasive process that felt both overwhelming and impractical. The challenge was to stabilise and lift the piers with precision, avoiding the need for costly floorboard removal or disruption to the homeowner’s daily life.

Our Solution

Buildfix employed its advanced GeoPoly™ Deep Lift method to provide a permanent solution. This innovative approach targeted the root cause of the problem: unstable soil beneath the piers, which caused the foundation to sink.

Our team began by rolling back the carpet in the living room—eliminating the need to remove or dismantle the floor. We drilled small, precise holes to insert injection pipes that reached 2.8 metres beneath the pad footings. Through these pipes, we delivered GeoPoly™ resin to stabilise the foundation, fill voids, and strengthen the soil.

The resin’s controlled expansion allowed us to gently lift each pier millimetre by millimetre, bringing the floor back to its original level. By carefully monitoring the process with precision laser equipment, we ensured the piers were stabilised and the floor was levelled without causing further stress to the structure.

The Outcome

The results were transformative. Each pier beneath the living room was lifted and stabilised, eliminating the 40mm dip and restoring the floor to a perfectly level state. Cracks in the walls stopped progressing, and the home’s foundation was fully secured.
