Most strata calls are one of three jobs: a block whose walls are pulling away from the structure, a townhouse or villa complex whose buildings are settling and cracking, or a car park, driveway or path that has dropped. Each is done from the outside by Buildfix's own crews with a structural engineer on the design — the residents stay, the building keeps working around the crew, and the committee gets one scope and one fixed price in writing.

Apartment buildings and unit blocks

On a brick apartment block the trouble is usually the walls, not the footings: the original wall ties corrode and snap, and the outer brick skin starts pulling away from the structure. Buildfix replaces them with remedial wall ties, driven through the mortar joints from the outside, and reconnects cracked walls with structural crack repair using HelicalBar™, with the residents in their units throughout.

Townhouse and villa complexes

A townhouse or villa complex is several low-rise buildings on one strata title, and they rarely settle the same way: one row drops at a corner, another cracks along a wall. Each building's footings are stabilised with GeoPoly™, which underpins the building from the ground beneath it; cracked walls are reconnected with structural crack repair using HelicalBar™; and where damp is in the brickwork it is stopped with DampBlock™ damp proofing. The committee gets one scope and one fixed price across the whole complex, building by building.

Car parks, driveways and common-area slabs

Settled car-park slabs, driveways, paths and courtyard slabs are lifted with concrete relevelling by GeoPoly™ resin injection: the resin goes in through 10–20 mm holes, fills the void, compacts the fill and lifts the slab back to level against laser levels. The holes are patched flush and the slab is trafficable 30 minutes after the lift, so a basement car park is done a few bays at a time with the residents' cars moved along, not out.
