Home Floor Lifted by 60mm to Keep Renovation on Track

The Brief

For years, the tenant of this Western Sydney social housing property had noticed their floors sinking in multiple areas. The problem worsened over time, raising concerns about safety and functionality.

An investigation by Ventia, the agency responsible for maintaining the property, uncovered the root cause: a broken PVC pipe had led to significant soil erosion beneath the property. This erosion undermined the floor piers, causing structural instability and visible cosmetic damage. Buildfix was engaged to deliver a fast, effective solution to restore the property’s stability and usability.

The Challenge

Our team conducted a detailed walkthrough with Ventia’s housing manager to assess the extent of the sub-floor damage. The tenant had been temporarily relocated, allowing us full access to the property. While Ventia anticipated a lengthy two-week process, involving the removal of all flooring to carry out repairs, our innovative approach eliminated the need for such invasive measures.

Instead, we worked with precision around existing access holes left by the plumbing teams, saving time and effort. With the broader renovation project already underway, time was of the essence, and our efficient methodology ensured the overall schedule stayed on track.

Our Solution

Upon inspection, we found that many of the floor piers had sunk significantly, with one area sinking by as much as 60mm. Using our non-invasive DeepLift injection technique, we drilled directly through the floorboards to access each pier at a depth of 2.6 metres.

This approach allowed us to inject our GeoPoly™ resin with pinpoint accuracy, stabilising the piers and lifting them back to their original positions. The method ensured minimal disruption to the existing flooring and avoided the need for costly and time-consuming floor removal.

The Outcome

The results exceeded expectations. Through careful monitoring during the injection process, we successfully raised the floor piers to near-perfect levels, eliminating the severe slopes that had plagued the home.

What was anticipated to take two weeks was completed in just two days. Ventia’s maintenance team was highly impressed by the speed, precision, and effectiveness of our solution.

This efficient, non-disruptive repair not only saved time and costs but also ensured the home was stable, safe, and ready for the tenant’s return.
