What is underpinning?

Underpinning strengthens the ground beneath your home's footings — the concrete strips or pads that carry the weight of the structure. When that ground moves, shrinks, or washes away, the footings lose support and the house sinks unevenly — what's known as subsidence. Underpinning fixes the ground so the footings sit on something solid again.

Here's what most homeowners don't realise: the footing itself almost never fails. It's the ground beneath it that moves — there are several reasons why — and once the ground goes, everything above follows. That's what underpinning fixes.

Traditionally, underpinning meant months of digging, concrete pours, and a bill to match. That's changed. Non-invasive resin injection doesn't just stabilise — it can lift and level the foundation through coin-sized holes, in 1–2 days, at a fraction of the cost.

Why does a sinking home need underpinning?

A sinking home puts uneven load on everything above the foundation — walls crack, doors jam, floors slope, and gaps open between walls and ceilings. Those symptoms are your home telling you the ground has moved.

When a home sinks, the force on the structure is enormous — foundations strain, walls crack, floors pull away from walls, and even the roofline shifts. Left alone, the damage compounds and repair costs climb. Underpinning stops the sinking and prevents it going further.

The traditional ways of underpinning a home

Each method works — done right, they’re legitimate engineering solutions. But each comes with trade-offs worth understanding.

Mass Concrete Underpinning

The most common traditional method. Sections of soil are dug out beneath the footings in sequence, then filled with mass concrete to form new, deeper support piers. It works — but it’s essentially a complete new footing construction. Months of engineers, certifiers, builders, and contractors. To say disruption is an understatement.

Screw Pile Underpinning

Helical steel piles are screwed into the ground beneath the footings using hydraulic torque motors, then bracketed to the structural walls. Effective for hillside homes and areas prone to landslips. The trade-off: heavy equipment needs access to every pile location, which in a residential backyard can be a significant problem.

Cement Grout Underpinning

A cement mix — non-shrink grout — is pumped beneath the structure to fill large voids and cavities. It’s more preventative than corrective, and it works when the voids are accessible. The limitation: if the access beneath your home is tight, the grout can’t reach where it needs to go.

Pier and Beam Underpinning

Reinforced concrete pads are poured at depth beneath the footings, then connected by a concrete beam that redistributes the wall’s load. It’s the heavy-duty traditional method — effective for larger or more complex structures. The trade-off: significant digging, formwork, steel reinforcement, and curing time. Weeks of work.
