Does my home have a foundation problem?

Cracks in the brickwork. Doors that used to close fine but now jam. Floors that slope towards one end of the house. Gaps opening between walls and ceilings. Most homeowners notice the symptoms long before they know the cause — and the cause is almost always below, not above. Something has changed in the ground beneath your home.

The foundation hasn't failed. The ground beneath it has moved. It may have shrunk, washed away, shifted sideways, or never been compacted properly in the first place. Whatever the trigger, the result is the same: the foundation loses support, and the house responds with cracks, movement, and misalignment. When the sinking is uneven, it's called subsidence.

The good news: foundation problems are fixable. The ground can be stabilised, voids filled, and the foundation lifted back towards level. What are the symptoms of foundation problems?

Stepped Cracks in Brickwork

Stepped cracks follow the mortar joints in a staircase pattern — up one joint, along the next. They typically appear at corners, around windows, or where an extension meets the original house. A single hairline crack might be cosmetic. But if the crack is wider than a few millimetres, appears on both sides of the wall, or keeps coming back after filling — the foundation beneath that section has moved.

Doors and Windows That Stick

The door that used to close perfectly now drags on the floor. The window you have to force shut every evening. When the foundation shifts — even by a few millimetres — the frames twist out of square. Doors bind, latches miss their catches, and gaps appear at the top of the frame while the bottom jams tight. If it is getting worse over time, the ground is still moving.

Sloping or Uneven Floors

Place a ball on the floor — if it rolls, the floor is not level. A table that wobbles, a cabinet door that swings open on its own, a chair that rocks on a surface that used to be flat. As the foundation moves unevenly beneath the house, the floors follow. The slope may be subtle at first, but it tends to get worse as the ground continues to shift.

Gaps at Cornices and Ceilings

Gaps opening between the cornice and the ceiling, or between the wall and the cornice. These often appear gradually — a millimetre one month, two the next. On their own, ceiling gaps are common and often cosmetic. But combined with wall cracks, sticking doors, or sloping floors, they point to the same cause: the foundation beneath has shifted and the structure above is following.

Cracks Above Windows and Doors

Diagonal cracks radiating from the corners of door and window openings are one of the most common signs of foundation movement. The opening is the weakest point in the wall — when the foundation shifts, the stress concentrates there first. If the cracks are wider at the top than the bottom, the ground on one side of the opening has dropped more than the other.
