Solutions

Remedial building repairs that start at the footings.

Firm the ground. Stop the movement. Lift the footings.

For a committee, a townhouse complex has one job: keep every lot sound and the common property out of the minutes. Settlement works against that, and it rarely arrives evenly. One row drops at a corner while the next stays put, a crack opens above a garage door, a front door starts to stick and an owner writes to the committee. Then another does.

Before long it is a standing item, with a report and a repair nobody wants to put to a levy. Fix the footings and the cracks follow: remedial building repairs, with every owner at home. Problem solved.

Why the buildings are settling

A complex sits on one site but rarely on one ground. Reactive clay shrinks through the dry months, fill settles where it was never compacted, and a leaking downpipe or a thirsty tree softens the ground under one building and not the next. The footings follow the ground down, and the walls above crack where they are forced to move.

The conventional fix

Traditional underpinning: trenches dug beside each footing and mass concrete poured in stages, building by building. It works. Across a complex it means months of digging through the common areas, owners out while their footings are dug, and a levy sized to match.

How the footings are lifted

Underpinning is the industry’s name for putting support back under a footing that has sunk, and Buildfix underpins the building with resin instead of concrete. The resin is GeoPoly™, made by Buildfix, in the GER60 grade formulated for the ground beneath footings. It goes in as a liquid through coin-sized holes beside the footings, reaches beyond 3 metres, then expands and hardens as it cures. That does two things at once: it compacts the ground so the footing stops moving, and it lifts the footing — floors level and walls lift back.

Where the walls cracked, structural crack repair with HelicalBar™ reconnects the brickwork. Below the ground and above the ground, both fixed permanently.

What to expect on the day

On the day: the truck parks on the street, the hose runs to the first building, coin-sized holes are drilled beside the footings and the floors come back up on the laser level. The crew works around the outside, one building at a time, while owners stay home and the complex carries on around them. Most jobs take a day or two.

If you sit on the committee, manage the complex for the owners corporation or look after it day to day, these are the exact jobs Buildfix can help you with. Book a site assessment online and the dates come back by email, or call 1300 854 115 and talk it through with the team first.

Strata case studies

Low-rise strata buildings stabilised, on the record.

Twelve apartments on sinking piers, a six-unit block undermined by a downpipe and a 1920s block shaken by light-rail works. Footings stabilised with the residents at home. Tap a card to read one.

Ground engineering technologies

Commercial-grade engineered resins that lead the industry.

GeoPoly™ is a family of ground engineering resins formulated, blended and batch-tested by Buildfix. Density, expansion, compressive strength and set time are measured on every batch by the Buildfix chemists who made it, in the Buildfix lab, so the material specified for a job is the material that goes into the ground.

Because the formulation is Buildfix's own, the right resin goes on the right job — a denser grade under a trafficked slab, a slower rise under a light pier, a batch for deep voids. Read the data sheets below. On this page the grade is GER60 — the ground engineering resin, injected beyond 3 metres beneath the footings.

  • Batch-tested.

Every batch is measured for density, expansion, strength and set in the Buildfix lab before it leaves the facility.

  • Three grades, one range.

SJ120 for trafficked slabs, GER60 for deep foundations, PSR30 for piers. Each formulated for its load and its ground.

  • Warranted by the manufacturer.

A 20-year product and workmanship warranty from the company that formulated the resin and carried out the work.

Project delivery

Remedial building repairs, start to finish.

How a commercial job runs with Buildfix — from the first visit to the warranty certificate, with the site trading throughout.

Site assessment by a structural engineer

A structural engineer walks the site: floor levels, slab edges, footings, drainage and services. The cause is named on the day and the repair is designed around how your site operates, not the other way round.

Repair design and fixed-price scope

A written scope with the repair detail, a method statement and one fixed price. No per-kilo resin charges, no allowances, no variation when the voids run bigger than estimated. The quote is the invoice.

Services located, site set up

Underground services are located and marked and the drainage inspected by CCTV before a hole is drilled. Each morning starts with a pre-work safety check, a brief and the SWMS. Work areas are cordoned off, foot traffic is diverted to safer paths where there are any, and the work is staged in zones so the site keeps trading around the crew.

Injection and laser-monitored lift

GeoPoly™ GER60 goes in through coin-sized holes beside the footings, firms the ground and lifts each footing to the target level on the laser. Floors level and walls lift back, building by building.

Verification and completion pack

Levels are re-checked at every station before the crew leaves. The completion pack follows: the technicians' site report, the before-and-after record — levels and photos — and the 20-year product and workmanship warranty certificate. Three documents, one company's name on all of them.

Backed for 20 years.

Product and workmanship warranty, in writing, on every repair.

20YEARSWARRANTY

With Buildfix, your repair is backed for 20 years, labour and materials. If the issue returns, so does Buildfix — at no cost to you.
