Solutions

Strata car park and driveway repairs, with the cars moved along, not out.

Lift the slab. Fix the fall. Keep the water out.

A common-property slab has two jobs: carry people and cars safely, and send the rain away from the buildings. A slab that has dropped fails at both. A lip at a joint becomes a trip hazard on the committee’s register; a fall that has gone the wrong way sends water to a garage door, the basement or the base of a wall, and the footings beside it start to move too.

Take the trip hazard off the register and the water off the building: lift the slab back to level, with the fall corrected. Problem solved.

Why the slab has dropped

A sunken slab is usually a void. Water from a drain, a downpipe or a leaking pit washes the fill out from underneath, or fill that was never compacted settles, and the concrete follows it down. The slab itself is usually fine.

The conventional fix

Grind the lip off, or cut the panels out and repour. Grinding leaves the low side where it is, so the water still runs the wrong way; repouring means the area fenced for days, cars on the street and residents walking around it. Both work. For a strata car park, the closure is the cost.

How the slab is lifted

Slab jacking is the industry’s name for lifting a sunken slab with resin: slab lifting with resin. The resin is GeoPoly™, made by Buildfix, in the SJ120 grade formulated for trafficked slabs. It goes in as a liquid through coin-sized holes in the low panel, then expands and hardens as it cures. That does two things at once: it fills the void and firms the ground beneath, and it lifts the slab back to level, the fall corrected so water runs off again. Below the ground and above the ground, both fixed permanently.

What to expect on the day

On the day: one truck parked on the street, a hose to the work zone, cones around the bays being lifted. Residents’ cars are moved a few bays along, not out of the building, while each panel comes up level in front of them. The holes are patched flush, the bays are handed back, and the crew moves to the next section with the car park open throughout.

If you sit on the committee, manage the building for the owners corporation or look after its common property, these are the exact jobs Buildfix can help you with. Book a site assessment online and the dates come back by email, or call 1300 854 115 and talk it through with the team first.

Strata case studies

Car parks, paths and common-area slabs relevelled, on the record.

A residential complex's tennis court lifted 100 mm, a rear path that was funnelling water under a six-unit block, sixteen hectares of public walkways with the crossfall corrected and a driveway carrying 14-tonne fire trucks. Tap a card to read one.

Ground engineering technologies

Commercial-grade engineered resins that lead the industry.

GeoPoly™ is a family of ground engineering resins formulated, blended and batch-tested by Buildfix. Density, expansion, compressive strength and set time are measured on every batch by the Buildfix chemists who made it, in the Buildfix lab, so the material specified for a job is the material that goes into the ground.

Because the formulation is Buildfix's own, the right resin goes on the right job — a denser grade under a trafficked slab, a slower rise under a light pier, a batch for deep voids. Read the data sheets below. On this page the grade is SJ120 — the slab-lifting resin, formulated for the open void beneath a trafficked slab.

  • Batch-tested.

Every batch is measured for density, expansion, strength and set in the Buildfix lab before it leaves the facility.

  • Three grades, one range.

SJ120 for trafficked slabs, GER60 for deep foundations, PSR30 for piers. Each formulated for its load and its ground.

  • Warranted by the manufacturer.

A 20-year product and workmanship warranty from the company that formulated the resin and carried out the work.

Project delivery

Car park and driveway levelling, start to finish.

How a commercial job runs with Buildfix — from the first visit to the warranty certificate, with the site trading throughout.

Site assessment by a structural engineer

A structural engineer walks the site: floor levels, slab edges, footings, drainage and services. The cause is named on the day and the repair is designed around how your site operates, not the other way round.

Repair design and fixed-price scope

A written scope with the repair detail, a method statement and one fixed price. No per-kilo resin charges, no allowances, no variation when the voids run bigger than estimated. The quote is the invoice.

Services located, site set up

Underground services are located and marked and the drainage inspected by CCTV before a hole is drilled. Each morning starts with a pre-work safety check, a brief and the SWMS. Work areas are cordoned off, foot traffic is diverted to safer paths where there are any, and the work is staged in zones so the site keeps trading around the crew.

Injection and laser-monitored lift

GeoPoly™ goes in through 10–20 mm holes and the slab lifts against laser levels, millimetre by millimetre, to the target level. Trafficable 30 minutes after the lift — forklifts, trucks and the public included.

Verification and completion pack

Levels are re-checked at every station before the crew leaves. The completion pack follows: the technicians' site report, the before-and-after record — levels and photos — and the 20-year product and workmanship warranty certificate. Three documents, one company's name on all of them.

Backed for 20 years.

Product and workmanship warranty, in writing, on every repair.

20YEARSWARRANTY

With Buildfix, your repair is backed for 20 years, labour and materials. If the issue returns, so does Buildfix — at no cost to you.
