Underpinning your Sydney home — without rebuilding it

Underpinning strengthens the foundations beneath a home so they can carry the structure above. More importantly, it stops subsidence — the ground giving way under your home — before it does more damage to the walls, floors and frame.

Traditional mass concrete underpinning works. It's a real engineering solution. But it's expensive, disruptive, and most Sydney homeowners aren't told there's a non-invasive alternative that does the same job in a fraction of the time.

GeoPoly™ resin injection is what Buildfix uses to underpin Sydney homes. Coin-sized holes, no digging, the foundation lifted back towards level in a day or two. The family stays in the house. The garden stays intact. The wall cracks start closing as the foundation settles.

Why Sydney homes sink

Sydney sits on more soil types than almost any other Australian city — reactive clays across the Northern Beaches, Inner West and Western Sydney; sandy non-cohesive soils through the Eastern Suburbs; sandstone bedrock in parts of the North Shore. The cause of subsidence is different in each area, and the right fix follows the cause.

The single most common pattern across Sydney is reactive clay shrinking in a long dry summer, then expanding when the autumn rain arrives. Older homes with shallow brick or stone footings — common in the Inner West and across the Northern Beaches — feel that movement first. A leaking stormwater pipe, a thirsty tree close to the footing, or a disconnected downpipe washing water against the wall will speed it all up.

The traditional ways of underpinning sydney a home

Sydney's soil changes from suburb to suburb. So does the cause of subsidence — and the right way to fix it.

Sydney Northern Beaches home on reactive clay soil showing foundation subsidence

Northern Beaches

Moderate-to-highly reactive clays move with the seasons. Older homes on shallow footings — common across Manly, Dee Why and Mona Vale — feel the movement first. Tree roots and broken clay pipes accelerate it.

Sydney Inner West heritage terrace with shallow brick footings showing wall cracks

Inner West

Heritage terraces from Newtown to Annandale sit on moderately reactive clay with shallow brick or stone footings. Original mortar is brittle. Traditional underpinning isn't always suited — these foundations need a lighter, non-invasive lift.

Sydney Eastern Suburbs home on sandy non-cohesive soil affected by foundation erosion

Eastern Suburbs

Sandy, non-cohesive soils make erosion the persistent problem here. Even a neighbouring renovation can disturb the ground enough to crack a wall. Permeation grouting often precedes the GeoPoly™ lift in Bondi, Bronte and Coogee.

Western Sydney brick home on reactive clay showing stepped wall crack from foundation subsidence

Western Sydney

Reactive clays across Parramatta, Penrith and Liverpool expand and contract dramatically through drought-flood cycles. Surface water pooling against the slab is a leading cause — drainage gets fixed alongside the foundation.

Where Sydney homes sink — and why

Our Sydney underpinning method — GeoPoly™ resin injection

GeoPoly™

Resin Injection Underpinning

GeoPoly™ is Buildfix's proprietary geopolymer resin. Injected beneath the footings through coin-sized holes, it compacts loose soil, fills voids, and lifts the foundation back towards level. No digging. No mass concrete. No weeks of disruption.

The lift is monitored in real time on a laser level — every millimetre of movement is watched as the resin expands beneath the foundation. Most Sydney homes are stabilised in 1–2 days, and the family stays in the house the entire time.

GeoPoly™ has stabilised more than 15,000 homes and structures. It's particularly effective on Sydney's reactive clays — the resin compacts the soil and reduces its moisture-absorption capacity, so the seasonal shrink-swell that caused the subsidence in the first place is calmed at the source.

Want to know if GeoPoly™ is the right fix for your Sydney home? Book a free on-site assessment. A structural engineer comes from our Seven Hills office, maps the floor levels with a laser, identifies the cause, and gives you a fixed-price quote on the spot.

GeoPoly™ resin being injected through coin-sized holes beneath a Sydney foundationStep 3

GeoPoly™ Resin Injection

Small coin-sized holes are drilled into the slab or near the footings. GeoPoly™ resin is injected beneath the foundation through the holes. The resin expands under pressure, fills voids, and compacts the soil.

Laser level monitoring foundation lift on a Sydney underpinning jobStep 4

Real-Time Laser Monitoring

As the resin lifts the foundation, every millimetre is watched on a laser level. The injection is paused, adjusted, and resumed as the readings dictate — until the foundation is back at its target level.

Final laser verification after Sydney foundation liftStep 5

Verify and Finish

Once the laser readings confirm the lift, the injection holes are patched flush. The resin reaches 95% strength within ten minutes. The slab is back in use the same afternoon.
