What is concrete relevelling?

Concrete relevelling — known as slab jacking in the industry — is the process of raising and re-levelling sunken concrete slabs that rest on the ground. That includes floors inside your home, garage, or workspace, as well as outdoor areas like pool surrounds, driveways, and walkways.

Here's what 15,000+ jobs have taught us: the concrete is almost never the problem. The ground underneath is. The soil has settled, compacted, or washed away — and the slab has simply followed it down. Fix the ground, and the slab goes back where it belongs.

Modern concrete relevelling works by injecting expanding resin through small holes in the slab — directly into the ground beneath. The resin fills voids, compacts weak soil, and gradually lifts the slab back towards level. All controlled in real time with laser monitoring.

What happens when a concrete slab keeps sinking?

A sunken slab rarely stays a standalone problem. Left unaddressed, it triggers a cascade of structural issues: wall cracks, ceiling collapse, jammed windows and doors, leaning walls, and sloping floors. Outdoors, sinking concrete leads to drainage failures and underground service damage — plus safety hazards from uneven paths and trip edges.

Concrete relevelling stops the cascade early. Once the soil beneath the slab is stabilised and the slab lifted, you'll notice floors levelling out, gaps closing at skirting boards, and doors working again.

The traditional ways of concrete relevelling a home

Each method works in the right situation. But each comes with trade-offs worth understanding before you commit.

Self-levelling cement compound being poured over a sunken concrete floor slab

Self-Levelling Cement Screed

A cement-based mixture is poured on top of the slab to even out dips and slopes. It works for minor surface unevenness. The limitation: it doesn’t fix the voids or weakened soil beneath the slab. If the ground keeps moving, the screed cracks and the floor sinks again. The added weight can even accelerate the problem.

Sunken concrete slab being broken up with jackhammer for full replacement

Break Up and Replace

The existing slab is jackhammered out, the ground dug out and recompacted, and a new slab poured. It works — but it’s weeks of work, massive cost, and turns your home into a construction site. And if the soil beneath isn’t properly addressed, the new slab can sink the same way.

Mass concrete being poured into holes dug beneath a concrete slab

Concrete Underpinning

Concrete is poured into holes beneath the slab to support it from below. It can stop further sinking, but it can’t relevel the slab — once the concrete sets, the slab stays where it is. The cost and disruption are significant, and it’s rarely the most efficient option for concrete relevelling.

The conventional ways to level sinking concrete slabs

Our concrete relevelling solution – GeoPoly™

Non-Invasive. Permanent. Guaranteed.

No Jackhammers. No Tiles Removed. No Guessing.

GeoPoly™ SJ120 is a geopolymer resin concrete relevelling solution that lifts sunken slabs while simultaneously increasing the foundation's load-bearing capacity. The resin works with a chemical expansion pressure that is completely controllable and safe — fixing the cause from beneath, not the surface from above.

GeoPoly™ resin is injected through small holes in the slab — directly into the ground beneath. The resin expands to fill voids, compact weakened soil, and gradually lift the slab back towards level. Real-time laser monitoring tracks every millimetre of the lift. No tiles removed. No concrete broken up.

Most concrete relevelling jobs are finished in a single day. Your floors are level, the ground beneath is stable, and you've avoided the cost and disruption of breaking up and replacing the slab. Guaranteed for 20 years.

What to expect

How the concrete relevelling process works — from assessment to warranty.

Buildfix structural engineer assessing sunken concrete slab with laser level equipmentStep 1

Free Structural Assessment

A Buildfix engineer checks floor levels, inspects the slab, and identifies what’s causing the sinking — whether it’s soil settlement, washout, or compaction beneath the concrete. A concrete relevelling plan is designed on the spot.

Buildfix quote package showing concrete relevelling detail and fixed-price quoteStep 2

Get Your Quote and Book

A complete quote package arrives — detailed drawings, repair method statement, and a fixed-price quote. The price you see is the price you pay. When you’re ready, book through the online portal and suitable dates are organised for the concrete relevelling.

Buildfix technicians injecting GeoPoly resin beneath sunken concrete slabStep 3

GeoPoly™ Injection

Small holes are drilled through the slab at precise intervals. GeoPoly™ resin is injected directly into the ground beneath the concrete — filling voids, compacting weakened soil, and creating a stable base for the slab.

Laser monitoring equipment measuring concrete slab relevelling in real timeStep 4

Lift, Level, and Verify

The slab is gradually lifted back towards level using laser-monitored precision. No tiles removed. No cement poured on top. The structural engineer confirms the concrete relevelling results before the team leaves.

Buildfix 20-year product and workmanship warranty badgeStep 5

Receive Your Warranty

Your 20-year product and workmanship warranty arrives via email with the Completion Package — a job report covering the work, materials, and images.
