Uncovering Hidden Tree Root Damage in a Coastal Home
The owners of this coastal property in Balnarring Beach VIC had been dealing with unsettling tree root foundation damage for some time, particularly in the front corner of their home. Cracks had formed in the brickwork, and unusual horizontal separation hinted at deeper, hidden forces at play, likely caused by root growth and invasive roots. These issues pointed to the impact of nearby mature trees, whose large roots were infiltrating the house foundations. Foundation Instability Caused by Tree Roots and Soil Movement
Our investigation revealed that the foundation’s instability wasn’t just due to subsidence but was significantly impacted by the tree root foundation damage. A large root system from nearby mature trees was encroaching beneath the structure, disrupting the house foundations. The roots were not only affecting the soil surface but also competing for moisture and nutrients, causing soil shrinkage and further destabilising the base of the home.
Signs of tree roots were visible along the walls, and the depth of the roots suggested significant damage to the structure. Additionally, the tree’s proximity posed a risk to plumbing pipes and driveways. The challenge was to address the root depth, implement effective root barriers, and repair the foundation without causing harm to the environment or the nearby plants.

Stabilising Foundation Damage with Resin Injections and Root Mapping
To address the complex issues, our team developed a targeted plan that focused on stabilising the foundation while managing the impact of the tree roots. We began by identifying the tree species and assessing the root depth to understand how the roots were affecting the structure. After mapping the root system, we employed a combination of root barriers and foundation repair techniques, including GeoPoly™ resin injections, to stabilise the concrete footing. This ensured that the foundation could withstand further movement without further risk of damage.
While tree removal wasn’t necessary, we recommended tree services to carefully manage the plants and prevent additional root growth that could compromise the pavements and sidewalks. To protect the surrounding environment and garden, we advised the homeowners on how to properly plant trees away from the house and maintain healthy water and nutrients for the plants.

Within a day, the foundation was stabilised, partially closing the gaps in the brickwork and halting further movement. The homeowners were relieved to see their home’s integrity restored without the invasive measures they had feared.
Although the tree’s roots remain a concern, especially considering the potential for root growth and soil disruption, the home was now secure. We recommended additional steps for managing the surrounding garden and patios, advising on proper mulch application to retain moisture and protect the soil from further damage.
