Foundation problems hidden beneath a 1930s Pennant Hills home

This Pennant Hills property was a typical single-storey villa with brick cavity construction, built in the 1930s. The homeowner contacted us for an emergency foundation repair after noticing that the brick verandah piers had started leaning dramatically—an alarming sign of underlying foundation issues.

In the weeks prior, a local carpenter had attempted to stabilise the verandah with a temporary timber brace while doing unrelated residential building work inside the house. Unfortunately, this quick fix didn’t address the actual problem. When we arrived, the brick piers were visibly wobbling, and the structure was at serious risk of collapse. The verandah and its roof were in immediate danger.

Emergency repair needed for failing verandah foundations

Due to the severity of the leaning, we classified this as an emergency job to protect the structural integrity of the home foundation. Had we delayed, the damage could have worsened significantly—posing a serious risk to both safety and the property itself.

Our assessment revealed multiple causes of foundation movement and eventual foundation settlement. Poor stormwater drainage had eroded the soil supporting the house foundations. Years earlier, the removal of a large tree root beneath the verandah had further compromised the ground, weakening it and increasing the risk of structural repair requirements. Compounding these issues, constant vibration from nearby West Pennant Hills Road had accelerated the deterioration.

Without proper maintenance or timely intervention, this could have led to cracks in walls or even major collapse. This case study highlights how multiple factors—some stretching back years—can contribute to serious foundation issues in older homes.

The leaning of the verandah piers was severe. Through application of force to the side of the piers, we were able to replumb, lift and realign the bending piers. Injecting our very own unique ground stabilising solution, GeoPoly™, we compacted and solidified the aerated, eroded soil foundations underneath the piers to stop them from sinking any further. GeoPoly™ also proofed the piers against future vibrations caused by heavy vehicle activity from West Pennant Hills Road.

This method of anchor foundation repair strengthened the structure and safeguarded it against potential foundation movement. Any cracked brick work was repaired with our HelicalBars™. Using masonry beams, we redistributed the load of the verandah wall for a completely stable structure.

By resolving the damage in a timely manner, we restored structural integrity without the need for full demolition or replacement. No unnecessary concrete removal or disruption to the rest of the building was required—and by addressing the issue early, we prevented further complications like moisture ingress or mould.
