After spending several months interstate, the homeowner returned to his Kingsgrove property to find an alarming situation—the lower section of the rear of his home had shifted significantly due to flood-damaged foundation issues. Small cracks that had gone unnoticed for years had worsened into large, jagged fractures—clear signs of deeper structural problems. The sudden and dramatic property damage left him shocked and unsure of what to do next.
The culprit was a flood caused by surface water flowing down the driveway during heavy rain. The water settled at the lowest point of the property, where blocked drainage allowed it to pool and seep into the soil, causing water seepage and undermining the solid foundation. On the verge of hiring builders to demolish and rebuild the damaged foundation walls—a costly repair process—he reached out to a family friend for advice. A large zig-zag crack in the wall ran halfway down, accompanied by smaller fractures spreading toward the bottom corner. Most concerning of all, the wall had shifted outward at the corner halfway up, creating a visible and alarming step-out.
The flood damage had destabilised the foundation, causing subsidence and a significant structural shift. The homeowner feared the floors might collapse and the entire structure could be lost without urgent flood-damaged foundation repair. He needed the foundation stabilised, the wall realigned, and the repair work completed quickly to make the property safe again.

Void filling plus controlled lateral realignment

To address the complex damage, Buildfix implemented a meticulous, multi-step approach. First, our team set up props to apply controlled lateral force to the wall, preparing it for realignment.
Next, we tackled the flood-damaged foundation repair using our advanced GeoPoly™ resin technology. We injected the resin deep below the wall to fill voids created by the flood’s surface water erosion. Once stabilised, we injected the resin a further two metres below to create a solid, load-bearing base for the house.
As the resin expanded and raised the wall by 20mm, our technicians carefully maintained lateral pressure, forcing the wall back into alignment. This precise method ensured the foundation was stabilised, the brickwork was realigned, and issues like dampness—often caused by water pooling under the slab—were mitigated. The result was a long-lasting, low-disruption alternative to concrete replacement.
