Relevelled Garage Restores Homeowner’s Peace of Mind

The Brief
For years, the homeowner of this Loganholme property watched helplessly as the front of his house slowly sank. The brickwork of the garage began cracking, gaps around the bricks and doors widened, and the driveway started sinking alarmingly. Adding to the concern, the garage housed the owner’s prized Harley Davidson motorcycles, leaving him anxious about their safety.
As a capable DIY enthusiast, the homeowner initially considered tackling the problem himself—replacing the driveway slab and using second-hand jacks to repair the garage. However, after researching effective and lasting solutions, he decided to entrust the repairs to Buildfix, confident in our expertise and proven GeoPoly® resin technology.
The Challenge
The house, built in 2002 on a waffle slab—a common design in Queensland—faced issues stemming from inadequate soil preparation and lack of geotechnical investigation during construction. While waffle slabs offer cost efficiency, their performance depends on stable, well-prepared soil, which this newly developed area lacked. Over time, the gradient between the garage and the road settled unevenly, leading to significant foundation instability at the front of the garage.
To restore the structure, Buildfix needed to stabilise the soil, increase its load-bearing capacity, and relevel the sinking slab with precision. Adding to the complexity, the homeowner’s prized Harley Davidson bikes remained parked in the garage throughout the process, and, in a lighthearted twist, we also had to work around a tea towel the homeowner had hung out to dry—a challenge our team gladly embraced.

Our Solution
Upon inspection, our team identified strategic points for drilling under the garage slab while accounting for uncertainty about the presence of footings. Using our proprietary GeoPoly™ resin, we injected the material deep into the soil through strategically placed lances.
The resin filled existing voids and enhanced the soil’s load-bearing capacity. Once stabilised, the controlled expansion of the resin carefully lifted the slab, restoring the garage’s structure. With precision laser monitoring, we ensured every millimetre of lift was accurate, preserving the garage’s integrity and the homeowner’s prized motorcycles.

The Outcome
The results were extraordinary. The garage wall was lifted by over 45mm, reversing its subsidence and closing most of the gaps in the brickwork. The entire process took less than four hours to complete, causing minimal disruption to the homeowner.
The sinking garage was stabilised and relevelled with lasting results, providing the homeowner with peace of mind. The Harley Davidson bikes remained safe and sound throughout the repair, and even the tea towel stayed in place—untouched.
The homeowner was delighted, saying the results far exceeded what any DIY repair could have achieved.
