Tree Root Damaged Foundation Fixed with Resin Injection

The Brief

The owners of this coastal property in Balnarring Beach VIC, had been dealing with unsettling subsidence issues, particularly in the front corner of their home. Cracks had formed in the brickwork, and unusual horizontal separation hinted at deeper, hidden forces at play. After years of uncertainty, they contacted Buildfix to diagnose and resolve the problem once and for all.

The Challenge

Our investigation revealed that the foundation’s instability wasn’t just due to subsidence. A significant tree root system near the affected corner was impacting the footing and brickwork, with roots encroaching beneath the structure and the corner subsiding by 40mm.

The large surface root added complexity, as it disrupted the foundation while threatening the stability of the tree. The shifting brickwork required temporary support to prevent further damage during repairs. Our Solution

To address the complex issues, our team developed a targeted plan. We began by identifying and mapping the tree root system, ensuring a clear understanding of how it was impacting the foundation. Using GeoPoly™ resin injections, we stabilised the footing by filling voids and reinforcing the soil beneath the structure. Our deep-lift injection technique allowed us to carefully raise the foundation 1–2mm at a time, restoring stability while avoiding further damage to the home. To safeguard the damaged brickwork during the process, we installed temporary steel props, guiding it back into position as the foundation was lifted. This precise and minimally invasive approach ensured effective results without compromising the integrity of the surrounding structures.

The Outcome

Within a day, the foundation was stabilised, partially closing the gaps in the brickwork and halting further movement. The homeowners were relieved to see their home’s stability restored without the invasive measures they had feared.

While the tree root remains a concern, our team advised the homeowners to consult an arborist for long-term root management, ensuring the stability of both the tree and their foundation.
